Extra Space Kansas City is a planned self storage redevelopment of a vacant industrial building along the major north-south corridor of Gillham Plaza in downtown Kansas City, Missouri. The facility is currently planned to be 80,205 rentable square feet of self storage with 840 units at 100% climate controlled, two (2) existing surface parking lots for exterior parking, and a co-working office suite for lease. The downtown Kansas City market has high barriers to entry, strong comparable rents, and high occupancy. The facility will feature prominent signage facing Gillham Plaza providing great visibility. The property is also across the street from the only Costco and Home Depot in downtown Kansas City – a unique competitive advantage. The facility will feature a drive-thru aisle on the first floor and a drive-in loading bay on the second floor. We plan to convert at least one of the two surface parking lots to limited outdoor, uncovered storage for vehicles. The project commenced demolition in February 2024 and anticipate completion in Q3 or Q4 2024. Once complete, the facility will be managed by Extra Space Storage (NYSE: EXR), a REIT that is the largest operator of self storage in the United States with 4,000+ locations.
